Essential Terms Every Homeowner Should Know

Refrigerant - Refrigerant is the chemical compound that circulates through your air conditioning system, absorbing heat from indoor air and releasing it outside to produce a cooling effect. Common types include R-22 (now phased out) and R-410A. Low refrigerant levels — often caused by leaks — reduce cooling efficiency, force the system to work harder, and can cause long-term compressor damage if left unaddressed during routine maintenance.
SEER Rating - SEER stands for Seasonal Energy Efficiency Ratio and measures how efficiently an air conditioning system converts electricity into cooling over an entire season. A higher SEER rating indicates greater energy efficiency and lower operating costs. Modern regulations require a minimum SEER rating of 14–15 depending on your region, and upgrading to a high-SEER system can significantly reduce your monthly energy bills.
Evaporator Coil - The evaporator coil is located inside your air handler or furnace and is responsible for absorbing heat from the air inside your home. Warm indoor air passes over the cold coil, and the refrigerant inside absorbs the heat, cooling the air before it's redistributed through your ductwork. A dirty or frozen evaporator coil severely limits airflow and cooling capacity, making it a critical component to inspect during AC maintenance visits.
Condenser Coil - The condenser coil sits in the outdoor unit of your air conditioning system and releases the heat absorbed from your home into the outside air. When this coil becomes clogged with dirt, grass clippings, or debris, heat transfer is reduced, causing the system to overheat and run inefficiently. Regular cleaning of the condenser coil is a key step in preventive AC maintenance that extends equipment life.
Air Handler - The air handler is the indoor component of a split air conditioning system that circulates conditioned air throughout your home via the duct system. It typically houses the evaporator coil, blower motor, and air filter. A malfunctioning air handler can result in uneven cooling, poor airflow, and elevated humidity levels, making it a central focus of any professional AC maintenance inspection.
Blower Motor- The blower motor powers the fan inside your air handler that pushes conditioned air through your home's ductwork and out through the supply vents. If the blower motor is worn, dirty, or failing, you may notice weak airflow, unusual noises, or rooms that fail to reach the desired temperature. Lubricating and inspecting the blower motor is a standard task during annual AC maintenance service.
Drain Line (Condensate Line)- The condensate drain line is a pipe that removes moisture collected by the evaporator coil during the cooling process. As warm air passes over the cold coil, condensation forms and drains into a pan, then out through this line. If the drain line becomes clogged with algae, mold, or debris, water can back up and overflow, causing water damage, elevated indoor humidity, and potential system shutdowns triggered by a float safety switch.
Thermostat Calibration - Thermostat calibration refers to the process of verifying and adjusting your thermostat so that the temperature it reads accurately reflects the actual temperature in your home. A miscalibrated thermostat can cause your AC system to short-cycle, run longer than necessary, or fail to maintain consistent comfort levels. During a professional AC maintenance visit, technicians will test and recalibrate your thermostat to ensure precise system control and energy efficiency.
